JOB SUMMARY: The VP of Land Acquisition is responsible for finding, acquiring and prioritizing land acquisitions for the division. The Manager will work directly with division senior leaders to scrutinize all property deals and find land in areas and price ranges consistent with market survey data, while optimizing the return on investment and minimizing risk to the company.


ESSENTIAL DUTIES AND RESPONSIBILITIES:


Land Strategy, Search, and Acquisition:

  • Develop land acquisition strategy for the assigned region consistent with the divisional goals
  • Know the market survey and strategy for the region and each submarket
  • The Hunter: Aggressively search for land deals to place under contract. Build relationships with local land owners and brokers. Schedule meetings and work directly with the banks and equity partners if a Joint Venture is involved. Manage the land search function and process to provide lots to meet our 1-3 year plans.
  • Drive Land process to meet VC and operating margin goals
  • Analysis of project GMA, CMA, Product, & Timings
  • Negotiate contracts and terms with sellers
  • Renegotiate CTC and additional terms that need to be altered
  • To support the land acquisition process, build strong internal relationships with Sales, Purchasing, Construction, Customer Service, Marketing, Daily Units Processing and Mortgage
  • Legal: Drive and manage the PSA process with the attorneys and the sellers
Land Committee Presentations:
  • Compile and analyze data for the development of Land Committee packages/ book. Work collaboratively with the Analytics team for Land Book creation to address due diligence, underwriting, feasibility, etc.
  • Participate in Corporate Land Committee discussions when needed, may be required to lead certain discussions.
Data Collection and Maintenance:
  • Oversee the compilation of data related to specific jurisdiction, rate orders, HOA obligations, MUD taxes and reimbursement structures, permit constraints.
  • Audit KB Home's customized database for accurate information, provide weekly information updates on Market Research summaries.
  • Communicate discrepancies to appropriate department(s) and oversee correction process
  • Be an expert on the region's markets, including new home competition and resale, pricing, trends, etc.
  • Understand and have knowledge of current direct cost, development costs, fees and tech, and finish lot values in each submarket.
Reports:
  • Collect and analyze data to prepare daily reports to upper management with a snapshot of all acquisitions for any given time period.

  • Yearly/ Quarterly/ Monthly Cash flow
  • Ant tracks
Rollout Process:
  • Co-manage rollout meetings and related process changes with other Land department employees and/or engineers
  • Schedule rollout meetings
  • Provide relevant information and keep the members of the Land and Operations teams appraised
  • Provide implementation strategies
  • Organize and attend DD kick-off meetings
Staff Management (as applicable):
  • Provide daily direction and management of Land Acquisition department direct reports .
  • Conduct interviews and make hiring decisions, as needed.
  • Continually evaluate the team's performance to identify skill gaps, implement training/development solutions, and drive achievement of business plan goals and growth targets.
  • Provide regular feedback and annual performance reviews, recommend and participate in development plans and corrective actions when needed.
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:


Education:
  • Bachelor's Degree in Business Administration, Finance, Engineering, Real Estate, Planning, Government Relations, or related field is required
  • Master's Degree preferred
Experience:
  • Minimum six (6) years of proven land experience in acquisition, contract negotiation, and relationship building
  • Prior management experience preferred
  • Home building or related construction/real estate industry preferred
Knowledge, Skills & Abilities:
  • Ability to understand market and industry trends
  • History of demonstrating leadership capabilities including motivating teams, employee development, and being results oriented
  • Ability to connect with people, and develop and maintain professional relationships
  • Proven ability of being customer centric by seeking solutions from the customer's perspective
  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
  • Proven ability to lead and execute effective training sessions and conduct strong oral presentations
  • Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate
  • Ability to make quick and accurate decisions based heavily on facts, data, and/or metrics
  • Expert in Microsoft applications, including Word, Excel, PowerPoint and Outlook. HB1 systems experience a plus!
Work Requirements:
  • Work 8-hour days with flexibility for additional work hours when necessary
  • Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company
  • Position is onsite and based in our Valencia Division Office (#LI-onsite)
COMPENSATION & BENEFITS:
  • Base Salary: The expected base salary range for this position is $180,000-190,000 per year depending on experience, paid semi-monthly.
  • Bonus: This position is eligible for a combination of year-end and per land deal bonus
