Job Description
The Affordable Regional Property Manager will oversee all aspects of affordable property management for a portfolio of properties located in Washington, DC and suburban Maryland.
Responsibilities
· Oversee the management of a portfolio of HUD, tax credit, and mixed-income properties in the Washington, DC metro area.
· Ensure strong financial performance of affordable asset portfolio by creating accurate annual budgets and property business plans, reviewing monthly financial statements, reporting on monthly budget variances, and providing business planning solutions to achieve financial and operational goals.
· Supervise Property Managers to evaluate and analyze property performance from an operational and financial perspective.
· Ensure compliance with all federal, state, and local laws and regulations, including all fair housing laws.
· Oversee the site team, in collaboration with the Compliance department, to prepare for site inspections, file reviews, and regulatory and lender reporting.
· Train and develop site team talent. Provide guidance and resolution to issues requiring escalation beyond Property Managers.
· Conduct semi-annual performance reviews of site team personnel.
· Inspect properties on a routine basis to ensure cleaning, maintenance, repairs, and capital projects are being carried out in accordance with company policies and the annual business plan.
· Conduct periodic internal file reviews to ensure compliance procedures are followed.
· Maintain a working knowledge of the marketplace and work with site teams to differentiate properties from the competition.
· Serve as a thought leader on regulatory changes and industry trends.
Requirements
· Minimum 10 years’ experience managing multiple properties.
· Strong working knowledge of multi-family financial processes/analysis.
· Understanding of apartment revenue management concepts and solutions.
· Thorough understanding of budgeting and the ability to read, analyze and interpret financial statements and spreadsheets.
· Computer proficiency including MS Office and Yardi.
· Proven track record in team building and effective performance management techniques.
· Solid analytical and reasoning skills with the ability to define problems, collect data, establish facts and draw valid conclusions.
· Ability to operate independently and with a team to plan, manage and execute in all areas of property management.
· Knowledge of relevant federal, state, and local legislation and regulations.
· Ability to travel to the properties on a daily/weekly basis.
· Excellent verbal and written communication skills.
